01 / COE & SERVICE RECORDS

Prepare and request your COE.

A Certificate of Eligibility (COE) documents eligibility for the VA home loan benefit. It does not guarantee mortgage approval. Credit, income, and other loan requirements still apply.

Request it through VA.gov, ask your lender about obtaining it, or follow the VA’s mail instructions.

Veterans generally need a DD214 for the COE request; active-duty applicants generally need a signed statement of service. Guard, Reserve, and surviving-spouse records vary. Follow the VA’s instructions for your category.

02 / PREPARATION

Gather your information.

These are common starting items for a mortgage review. Your loan officer will confirm the exact documents and time periods needed for your situation.

  • Photo identification and residential history.
  • Recent pay statements or military Leave and Earnings Statements, as applicable.
  • W-2s; tax returns and business records if requested for your income type.
  • Recent bank statements and information about funds for closing.
  • Current debts and other monthly obligations.
  • Your COE, if already available.

03 / FUNDING FEE

Could you be exempt?

The VA funding fee is a one-time loan charge. VA lists these exemption categories:

  • Receiving VA compensation for a service-connected disability.
  • Eligible for that compensation, but receiving retirement or active-duty pay instead.
  • A surviving spouse receiving Dependency and Indemnity Compensation (DIC).
  • A service member with a qualifying proposed or memorandum rating for a pre-discharge claim before closing.
  • An active-duty Purple Heart recipient who provides evidence by closing.

Ask your loan officer to verify your exemption status before closing. Other closing costs can still apply.

A later disability award may qualify for a refund if the compensation effective date is before closing. A proposed or memorandum rating received after closing alone does not qualify.

PLAN YOUR BUDGET

Think beyond the payment.

Allow for taxes, insurance, maintenance, and closing costs. Ask about the VA funding fee and possible exemptions. A no-down-payment option does not mean there are no other costs.

BEFORE YOU SHOP

Talk with your loan officer about your budget and financial information to get an initial estimate of what you may qualify to borrow. Prequalification does not guarantee loan approval.

WHEN YOU FIND A HOME

Understand the next steps.

Your lender coordinates the VA appraisal. Arrange a separate home inspection to understand the property’s condition, then review the final loan terms and closing paperwork.
